April 2008 Newsletter

A New Beginning 2008

The annual HOA meeting and election of the new Trustees was held on March 15 at the Canal Winchester Community Center. Candidates for Trustee positions were: J. B. Bell, Ben Bitler, Jodi Nyahay, Stephanie Spruill and Allen Thomas.


The newly elected Trustees are:

Allen Thomas, President/Treasurer (retiree with 37 years background in accounting and an Ashbrook resident for 6 1/2 years).

J. B. Bell, Vice President (self employed special investigator under contract with the U. S. Office of Personnel Management and the Department of Homeland Security and an Ashbrook resident for over 9 years).

Stephanie Spruill, Secretary (real estate back ground with recent law degree and new resident who moved to Ashbrook last year).

Our Trustees are volunteers who have been elected to oversee the management responsibilities (based on the Special Warranty Deed) and will be working closely with our management company in doing so. Visit our HOA blog for updates, happenings and pictures as they will be posted periodically.

Thanks to Canal Winchester Councilman Victor Paini for arrangement of the community center for our use at no charge.

Community Notes

The 2008 annual assessment notices have been mailed and are due at this time. If you have not sent in your payment please do so, effective May 1 interest will be charged.

Klamfoth has again been awarded the landscaping contract.

Repairs to light fixtures and/or bulb replacements at all the entrances have been completed.

Gun Club Area Changes

There was quite a bit of discussion at the annual meeting pertaining to the Gun Club property. Vandals and non-residents have frequented this area and concern for this becoming a place for kids to “hang out” was raised. The new Trustees made this one of their first priorities with the intent being to secure the area, while allowing residents to still enjoy it. A gate is being installed and vehicle access restricted, however allowances will be made to accommodate emergency vehicles to the area should that need arise. Thanks to the following for their time, labor and use of equipment: J.B. Bell, Ben Bitler, John Kallies, Cliff Spruill, Hunter (Cliff’s grandson) and Allen Thomas. Trustee feed back on topics raised:

- Gun Club security: plan to place a barrier.
- Deed restriction enforcement: violations need to be reported to the management company.
- Entrance enhancements: flowers may have to wait till the irrigation system is functional.
- Collection on past dues: delinquent accounts have been notified, interest will be charged & some legal action has commenced.
- Replacement of a spruce tree that was taken out a year ago: this was on a private lot.
- Better communication from the Board: the management company should alleviate most if not all of these problems.
- Making sure monies are spent well: our needs will be evaluated, bids for services will be obtained & bills will be paid on time.
- School bus shelters at entrances: this is not the responsibility of the HOA.
- Appointment of block watch captains & supplying them with phone list: we will welcome volunteers who offer.
- Pond fountain: it is now functioning, although we need to do a study on possibly adding a timer and maybe lighting.
- Cars parked in the street should be in driveways: there is nothing to simply restrict anyone from parking on the street.

Community Garage Sale

Community garage sale(s) will be on May 16-17 and September 5-6 and held from 9 to 2. Ads will be placed in the Columbus Dispatch as well as The Times & This Week community newspapers. Thanks to Sandy Waitkus for her donation of the signs that will be placed at the entrances.

4th of July Parade

Friday July 4th parade organized by Robert Fealy will be open to all residents of Ashbrook Village who want to participate. It will begin at 2:00 pm with assembly at the Gun Club area (next to the Williamson Lane pond). Kids big or small decorate your bikes, trikes, wagons, scooters, golf carts, riding mowers or whatever and be there to ride in the parade.

Block Captains Needed

Volunteers are needed to represent concerns of their street and notify the management company of new residents. Contact the management company if you are interested.

Spring Clean Up

Due to conflicting circumstances the Spring Clean Up was not held after all, however don't let that stop you. If you see some trash that needs picking up or something that needs tidying up, feel free to pick it up or straighten it up.

LOOKING TO START A PROJECT OR DO AN IMPROVEMENT ?

Prior to commencing any outside improvements a Request for Architectural Review (RAR) for the project must be submitted for approval and should include project drawings, specifications and property plat. If your plans involve construction of a fence, the Board of Trustees have now ruled, the RAR will also be required to include comments from the adjoining property owner(s) on the proposed fence.

ASHBROOK VILLAGE is a deed restricted community - if you do not have your Special Warranty Deed information please contact the management company and they will provide a copy to you. It is very important that you know what is in this document, the deed restrictions are the rules and regulations of the community. They are recorded and have been proved to be upheld in court actions.
